1. Initial no obligation meeting | The initial meeting is free of charge with no obligation and can be held at a time and place to suit you, whether it is at your office in between meetings, at your home after work, over a coffee on the weekend, or simply over the telephone. We advise on market conditions and how to maximise what is achievable for your budget within your chosen areas.
It gives us an opportunity to understand exactly what you are looking for and what is important to you. Most clients already know exactly what they want and have proven areas that they have invested in. Others require advice and suggestions about different areas and options available within their price bracket. We tailor our service to accommodate each client's individual needs. Your consultant will be your single point of contact and oversee the entire process, liaising with all estate agents, solicitors, bankers, surveyors and other professional advisors.
2. Property search brief | Our clients normally have unique and specific requirements and together we work closely to create a focused brief from which we search. We thoroughly search the property market on your behalf, and our contacts within the industry mean that we often know about properties before they come onto the open market and about those, which are being marketed more quietly.
Having extensively searched for your properties, which closely match your criteria, we then preview every one of these where access is possible. We shortlist the most suitable properties according to your criteria and compile impartial information about each one.
3. Area familiarisation tour | Most seasoned investors will not require this service but if required we can arrange this for you. Porta Nuova and our clients have built up relationships on trust and proven success, therefore this is normally not needed. However, we will show the client around the focused region in the UK to give them a feel for the area if requested to do so. This however may incur an additional charge.
4. Property search | It takes approximately 10 days to carry out our initial research and get back to you. Subsequent searches become increasingly targeted and will continue until the correct property is found. We proactively source property, which is being openly, as well as quietly, marketed through local estate agents, developers and private owners. It is this exhaustive approach to searching which enables us to gain early or pre-market access to property. We have built up several long-standing relationships with estate agents, who give us priority on new information and properties as they value our committed purchasers and the efficiency that we bring to the home buying process.
The result is that you will have spent a minimal amount of time viewing properties and have not had to spend precious time registering with and chasing up estate agents, searching on the internet or viewing properties, which do not match your criteria. Once we find the right property for you and make sure all the figures stack up, we negotiate on your behalf and manage the entire buying process for you, including working alongside your solicitor, mortgage broker and the estate agent if applicable, to ensure that the process runs as smoothly and quickly as possible.
5. Negotiation | All negotiations are handled on your behalf by Porta Nuova. Results demonstrate that more often than not our property sourcing service becomes self-funding. It is essential to establish a considered opinion of value before starting negotiations in order to give you confidence in the price you ultimately pay. Once you have selected a property, we will provide comparable evidence, discuss tactics and handle the negotiation on your behalf. Our reputation means that where the vendor has more than one bid to consider, our influence and contacts can prove critical in tipping the balance in our clients' favour. Moreover what we negotiate in price reduction on your behalf will almost always more than cover our sourcing fee. Current market conditions allow us greater manoeuvrability than in previous years thus benefiting the investor even more so.
6. Reporting | As soon as you have a property under offer we produce a property report including the surrounding area, market statistics, comparable sales figures, local area info and Land Registry data. We will also research anticipated rental income for the said property and any other expenses that may be incurred.
7. Oversee conveyancing | Once a deal is agreed, we will proactively manage all parties involved and oversee the entire process on your behalf. The aim is to ensure that the deal proceeds to completion as swiftly as possible.
